What to Expect from a Home Inspection

A home inspection is a snapshot of the property.  It is intended to assist in evaluation of the overall condition of the dwelling.  Your home inspector is a generalist and will defer to a specialist as required.

* Roof:  general condition of roofing material
* Exterior:  siding, soffit, fascia, windows, doors, foundation, landscaping
* Basement or crawlspace interior
   * Cracks
   * Water intrusion
   * Floor joists
* Electrical:  Service entrance, Service panel, Switches, Outlets
* Water heater:  Size and age
*Furnace and Air Conditioner
   * Sized properly
   * Age
   * Efficiency
* Plumbing
   * Supply lines
   * Drain lines
   * Leaks
   * Sufficient pressure
   * Serviceability
* Attic:  Ventilation, Insulation
* Function of doors and windows
* Kitchen appliances
* Safety Equipment
   * Fire extinguishers
   * Smoke alarms
   * Reversing sensors on garage doors
* General Condition
   * Sloping floors
   * Major cracks in walls or ceilings
   * Age appropriate deterioration
